Abstract : This paper aimed to study and analyze Factors Affecting the strategy of Development Administration to the Modern Condominium Organization to step into the ASEAN Economic Community of Thailand In-depth interview was used in collecting the data, with 8 key informants. It was found from the study. Factors Affecting the strategy of Development Administration to the Modern Condominium Organization consisting of 1)residence environment conducive in a dimension of corporate social responsibility, residents security and residents convenience 2)executive and employee potential in a dimension of executive and employee ownership, executive and employee vision and executive and employee team.3)residence administration and management in a dimension of residence structures management, residence profit and residence innovation. 4) residents behavior in a dimension of residents personal characteristics ,residents situation awareness and residents control.5)residence research and development in a dimension of executive and employee attitude , researchers knowledge and ability and residence data and technology.the strategy of development administration to the modern condominium organization, which includes global warming , Dench marking and modernization. The study suggested to give priority to facilities, security, data and information technology to the residents and to bring philosophy of Sufficiency Economy used in the business building.
